Job Description
POSITION SUMMARY
Performs duties necessary to keep the physical structures, HVAC, mechanical, electrical systems, utility systems and grounds of the hospital in an operative and safe working condition. Highly skilled in two or more trades such as electrical, plumbing, boiler operation/repair, HVAC, etc., knowlegable in all trades. Responsible for the maintenance, repair and installation of locks, door closures, electronic locking systems for the facility. Secures, unlocks and protects hospital buildings. Responds to security needs of hospital personnel, patients and visitors. Participates in
performance improvement and CQI activities.
POSITION REQUIREMENTS
Minimum Education: Completion of two (2) year degree; or trade apprentice program, (plumbing, electrician, HVAC construction, BMS); or four to six (4-6) years of job-related experience.
Minimum Work Experience: None
Required Licenses/Certifications: Professional trade license. Valid State Driver’s License and satisfactory driving record.
Required Skills, Knowledge, and Abilities: Ability to effectively communicate in English, both verbally and in writing. Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals. Intermediate to advanced computer, software, and systems knowledge. Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals. Ability to apply commonsense understanding to carry out instructions furnished in written, oral or diagram form. Ability to deal with problems
involving several concrete variables in standardized situations. Ability and desire to learn, develop new skills, and gain experience in preparing for possible career advancement into additional specialty areas, support or leadership role.

JOB SPECIFIC FUNCTIONS
1. Demonstrates an understanding of and adherence to the HMHD Compliance Plan.

4. Demonstrates proficiency in understanding the materials presented during the corporate integrity and compliance training and education program.
5. Complies with all HIPAA standards.
6. Ability to work on his/her own with minimal or no supervision. Performs emergency on-call duties as assigned. Included in the on-call rotation schedule.
7. May assumes responsibilities of POM Manager in his/her absence. May also be assigned as manager on-call as needed. Routinely provides supervision, training and coaching for members of POM staff. Reports personnel issues and suggested course of corrective action to POM Manager as needed.
8. Performs maintenance duties to all physical structures of facility and complies with all building safety codes. Performs tasks specified by the preventive maintenance program(s) to ensure uninterrupted operation of the facility’s utility systems. This is to include facility equipment and associated controls.
9. Performs urgent, corrective, routine and scheduled repairs of minor problems with the electrical, mechanical, plumbing and other utility systems as required. Notifies Supervisor if major repairs are required.
10. Responds to emergency calls for assistance to control disorderly conduct or combative patients including assisting patient care staff in restraining patients.
11. Operates and maintains boilers and other auxiliary equipment necessary for producing steam for heat and power for this facility. Operates and maintains centrifugal chillers, refrigeration, air conditioning and associated pumps, piping, valves, controls, etc..
12. Starts, stops, switches over boilers, chillers, and pumps as appropriate. Cleans and repairs boilers, blows tubes and discharges sediment, regulates feed water and condensation pumps, lubricates pump equipment. Assigns proper chemical treatment to boiling and cooling waters. Keeps log on each boiler and cooling tower water samples.
13. Performs work such as repacking valves as needed, changing piping, cleaning and painting in boiler room as needed and lubricating boiler compressors, pumps and related parts regularly. Cleans inside of boiler walls as needed.
14. Performs periodic inspection of mechanical rooms throughout the facility to insure proper operation of heat, air conditioning and ventilation and medical support equipment, i.e., vacuum pumps, air compressors.
15. Maintains electrical wiring and emergency generator systems. Inspects and tests equipment/electrical systems. Installs and repairs electrical wiring, fixtures, etc. Replaces, installs, repairs and tests electrical circuits, control equipment, appliances and lighting systems as required. Ability to diagnose system malfunctions on electrical equipment; repairs or replaces defective parts as necessary.
16. Monitors and maintains the operation of the facility’s plumbing system including the supply of fresh water and drainage/outfall systems. This includes heat exchangers and heating appliances for domestic hot water and all pumps, valves, piping and controls.
17. Maintains, repairs and installs the locking mechanisms, door locks, panic hardware, door closure system, electromagnetic hold-open systems, key card systems, and electronic locking systems for the facility.
18. Responsible for key coding, cutting and duplication. Able to adjust or change key combinations, recombinate any lock with the facility’s current system. Able to open locks using various lockpicking tools, dismantling the lock, etc. May repair locks on filing cabinets, desks, etc.
19. Maintains routine records of all inspections, maintenance and repairs performed on any equipment or system.
20. Possesses a thorough working knowledge of fire alarm and signal systems. Reports all safety and fire hazards observed during routine work and inspections.
21. Assists and participates in the hospital Emergency Operations Plan, (EOP). This may include conducting training and drills in fire, hazmat, disaster planning/drills, etc..
22. Performs all assigned tasks in a professional manner to reflect the highest integrity of the POM Department.
23. Operates all equipment/tools and vehicles correctly and safely. Follows all safety regulations: wears safety apparel when working, i.e., safety glasses, appropriate shoes.
24. A thorough knowledge of how to use and maintain plant tools and equipment. Performs routine maintenance on equipment/tools; maintenance is documented.
25. Follows all infection control practices including hand hygiene techniques, standard precautions and isolation precautions.
26. Ensures work sites are left clean and tools and equipment are returned to storage.
27. Maintains stock levels of materials and parts within budgetary constraints.
Professional Requirements:
1. Reports to work on time and as scheduled, completes work within designated time.
2. Adheres to dress code. Appearance is neat and clean. Always introduces self to patients, families and visitors. Assists visitors with directions whenever requested.
3. Wears identification while on duty, uses computerized punch time system correctly.
