This position is designed to provide hands-on training and experience in various aspects of maintenance and repair work. The apprentice will work closely with experienced technicians to learn and develop skills in troubleshooting, repairing, and maintaining equipment and properties. Relationships 1. Directly Reports to the Maintenance Manager. 2. Indirectly Reports to the Crew Chief Primary Duties and Responsibilities Assist experienced technicians in performing routine maintenance tasks, including inspections, plumbing, electrical, appliances, carpentry, and paint drywall. Learn to identify and troubleshoot mechanical, electrical, and plumbing issues in a timely manner. Learn to use hand and power tools safely and effectively. Assist in maintaining inventory of spare parts and supplies. Follow safety protocols and maintain a clean and organized work area. Assist in performing preventive maintenance tasks to ensure equipment longevity and efficiency. Learn to operate and maintain various equipment, such as HVAC systems, generators, and pumps. Attend training sessions and workshops to enhance technical knowledge and skills. Responsible for the care, maintenance, and inventory of all supplies, tools, work areas, and equipment owned by the property and/or the management company. Responsible for reporting unusual or extraordinary circumstances regarding the property or residents. Maintain the required property uniform and always ensure a professional appearance and behavior. Be aware of and always operate within OSHA (Occupational Safety & Health Act) standards and company Safety policies. Maintain thorough knowledge of and adhere to management company policies and property community policies. Essential Competence Possession of knowledge, skills, and abilities that approach journeyman level in any one of the following: plumbing, HVAC, electrical. The ability to perform basic repairs in a variety of building trades such as carpentry, painting, roofing, concrete repair, electricity, plumbing, VAC, boiler, and structural repairs. Knowledge of air conditioning and swamp cooler/air handler systems and basic electricity. The ability to work safely with 115-230 V.A.C., the ability to use proper meters and equipment when working with electrical systems. Must be able to work independently with little or no supervision. Perform the most difficult and complex duties of the assigned area of responsibility. Minimum Qualifications: Must have a valid Colorado driver’s license. Must be able to read and write English. Communicate clearly and concisely, both orally and in writing. Must have valid automobile insurance. Must have a good driving record. Must provide own transportation. Must have a full set of trade-related hand tools. Serve as lead for construction, maintenance, and repair of the facility. Ability to recognize hazards and necessary safety precautions applicable to building maintenance work. Education/Experience: High school diploma or equivalent. Strong problem-solving and critical-thinking skills. Excellent communication and interpersonal skills. Ability to work independently as well as in a team environment. Willingness to learn and follow instructions from experienced technicians. Basic computer skills Valid driver’s license and reliable transportation. Physical Requirements: Must be able to work inside and/or outside and includes being exposed to extreme cold, extreme heat, noise, vibration, mechanical hazards, electrical hazards, chemical hazards, atmospheric conditions that affect the respiratory system, or skin, the requirement of wearing a respirator, confined spaces and darkness or poor lighting conditions. Must be able to operate various hand tools and power tools effectively and safely. Must be able to lift a minimum of 100 lbs. Exerting up to 100 pounds of force occasionally, and /or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects. Requires prolonged standing and/or walking for long periods of time. Must be able to climb stairs and/or ladders. Must be able to operate a motor vehicle. Must have normal sight and hearing. Corrective lenses and hearing aids are acceptable. Must be able to do repeat lifting, bending, squatting, twisting, kneeling, and crawling.
